At WELCS we help you manage your tourist or holiday home quickly and easily through a unique and innovative digital platform. You will have personal private access with all the information updated at the moment and the support of the knowledge and experience of our team.

We take care of the entire operational management process of your property and carry out all the necessary steps to prepare the apartments for holiday rental (such as cleaning, laundry or maintenance services). As an owner, you will always have all the online information about your bookings, income, earnings and expenses updated in our private portal.

We also manage the entire communication process with the guest, starting before they make their booking and accompany them throughout the entire pre and post-stay process, which benefits customer loyalty and increases the number of direct bookings and therefore positively affects your profits and profitability as an owner.

Revenue Management

We take care of the whole process of managing advertisements and bookings, achieving the best sales results. Cleaning, laundry, check-in/check-out tasks have to be done externally.

We analyse the previous turnover and together with the property we set targets for one year. At the end of the contract period, the year is closed and profits are shared.

The WELCS commission is composed of a fixed monthly part to cover basic management costs and a % of turnover at the end of the year according to the objectives achieved.

The WELCS Commission is 15% for each booking, excluding cleaning, laundry and possible intermediary commissions from the calculable base.

How do I get the most out of my flat?

We use software that allows us to advertise your accommodation on more than 50 online booking platforms worldwide, ensuring maximum occupancy on the maximum number of days per year.

How do I receive the money?

We propose different settlement options so that each owner can choose the one that suits them best. Settlements by reservation, monthly or quarterly depending on what each owner prefers.

Who decides the price of my flat?

Normally an audit is carried out and prices are agreed with each specific owner, establishing the price range for different periods of the year. We also have a technological solution that allows us to have digital prices, which change depending on the real time demand that exists at any given time in the area where the flat is located.

How can I monitor occupancy, income and expenditure?

One of our values is transparency. Thus, each owner has a personal access to our online system, where he/she can consult the detailed information of each reservation, flat and expense.

Can I still use my flat for business trips or family holidays?

Of course you can. Through personal access to our platform or by contacting your personal advisor, it is possible to block the dates of the flat, thus preventing any guest from making a reservation. In addition, you will have the flat fully prepared for a comfortable and pleasant stay.
